MOLD & REMEDIATION

WHAT IS POST-REMEDIATION VERIFICATION (PRV)?

Post-remediation verification is an independent assessment performed after remediation work is complete. It may include a visual inspection, moisture readings, and targeted testing to evaluate the treated area and document whether additional work may be needed before reconstruction begins.

Not always. Testing may be helpful when moisture reached concealed areas, materials remained wet, odors or visible growth developed, or documentation is needed. We first evaluate the property and then recommend testing only when it can provide useful information.

There is no exact timeline for every property, but mold can begin developing quickly when moisture and suitable materials are present. The EPA recommends drying water-damaged materials within 24 to 48 hours to help prevent mold growth.

A mold assessment investigates and documents the conditions, affected areas, and contributing moisture source. Mold remediation is the process of cleaning or removing contaminated materials and correcting the conditions that allowed the growth to occur.

TESTING Information

WHAT IS AN INDOOR ENVIRONMENTAL PROFESSIONAL (IEP)?

An Indoor Environmental Professional evaluates conditions that may affect a building’s indoor environment. Their work may include inspecting moisture conditions, collecting samples, interpreting results, and documenting findings to guide the property owner’s next step.

ATP testing measures biological residue on a sampled surface and provides a rapid indication of the overall biological load or cleanliness level. It does not identify a specific mold species or determine exactly which organisms are present.

Mycometer testing measures fungal material in air or on surfaces using enzyme-based analysis. Unlike species-based methods, it provides a quantitative measure of overall fungal load. The method used depends on the question being asked.

MOISTURE, BUILDINGS & CLAIMS

WHY IS MOISTURE MAPPING CRITICAL FOR INSURANCE CLAIMS?

Moisture mapping documents where elevated moisture is present, how far the water may have traveled, and which materials were affected. This creates a clearer record of the loss and can help support discussions about drying, repairs, and the appropriate scope of work.

An independent assessment provides documentation from a professional who is not the insurance carrier or restoration contractor. Photographs, moisture readings, observations, and test results create a third-party record that can help everyone evaluate the conditions using the same evidence.

A building envelope assessment may be appropriate when a property has recurring leaks, unexplained dampness, staining, drafts, or repeated moisture problems. It can also help when water may be entering through the roof, walls, windows, foundation, or other exterior systems.
